Do you manage Section 8 rentals in Omaha, and do I have to accept Section 8?

Making your property available to Section 8 or other voucher programs is generally an owner decision, unless a law or local rule requires otherwise. Paragon Property Management markets, screens, and leases in compliance with fair housing laws. We will confirm what is allowed and help you make a compliant decision during onboarding.

Do you offer after-hours support for maintenance emergencies?

Accepted Answer

Yes. Residents have an after-hours emergency process for urgent maintenance issues. For non-emergency questions, our standard response window is 8:00 AM to 5:00 PM CST. After-hours messages may be answered quickly, but routine requests are typically handled during business hours.

Question 3

Who signs the lease, and will I receive a copy?

Your Property Management Agreement authorizes Paragon Property Management to execute the lease and required leasing documents on your behalf. After it is signed, we provide you a copy for your records. Sample copies are available upon request.

Question 4

When do owners get paid, and how do distributions work in AppFolio?

Accepted Answer

Owner distributions are paid by direct deposit through AppFolio after month-end accounting. Our goal is within 15 days after month-end, but timing can vary due to banking holidays, processing, and reconciliation. In some cases, it may take up to 30 days.

How is rent collected, and what happens if rent is late?

Rent is collected through AppFolio via a secure resident portal, and owners can track activity in the Owner Portal. Rent due dates, late fees, and notices are handled according to the lease and applicable law. Management fees are calculated on base rent collected, not pet rent or other pass-through charges.

How often do you inspect properties?

We use commercially reasonable efforts to complete routine inspections approximately every 6 months, but timing can vary based on scheduling, access, and operational needs.

Question 7

How is your monthly management fee calculated?

Accepted Answer

Management fees are calculated on base rent actually collected, as defined in our Nebraska Property Management Agreement. Pet rent and other pass-through charges are excluded. If a payment is reversed or not finally collected, the related fee may be reversed.

Question 8

Do you have a minimum monthly management fee?

Accepted Answer

Yes. Long-term unfurnished management has a $199 minimum when applicable. Furnished or mid-term (30+ days) has a $299 minimum when applicable. The fee model is confirmed in your signed fee schedule.

Question 9

What are your leasing and renewal fees?

Accepted Answer

For long-term unfurnished rentals, leasing is 50% of one month of base rent and renewals are 25% of one month of base rent, per the Nebraska Property Management Agreement. Furnished or mid-term uses a different placement model based on the selected fee schedule.
