Making your property available to Section 8 is your decision.

We provide tenants with an after hours line in case of maintenance emergencies. If you ask us a question after hours or have a request, we will likely respond quickly, but we try to answer questions from 8-5 pm CST.

The property management agreement you sign gives Paragon Property Management the authority to sign the lease for you. A copy of the lease will be emailed to you directly after it has been signed. Sample copies are available upon request.

Owners are paid out via direct deposit by the 15th of every month.

Rent is due on the 1st and can be paid by cash, check, or money order by mail in or drop off. Tenants also have the option to pay through the portal.

Long-Term unfurnished properties will be leased with terms of a period of one year, with the option to renew if the owner client and tenant desires to do so. We are open to adjusting to your needs as an owner and will be discussed during the onboarding process.

Security deposits will be equal to 1 month's rent without the additional pet fees. For example, if your property rents for $3,000 a month, with 2 dogs at $35 each a month for a total rent of $3,070, the security deposit will be for $3,000.

Management begins when the management agreement has been signed both by the owners of the property and our real estate broker

Our portfolio includes single family homes, multi-family, condos, and townhomes.

You can access your 20+ property reports in your Owner Portal through DoorLoop. These reports are reported on a monthly basis.

The security deposit is held by Paragon Management.

We have plenty of contractors that we use for maintenance issues but owners are welcome to use their own people.

Our standard pet policy is $300 non-refundable pet fee with the addition of pets on a lease for Nebraska leases. A $35 monthly pet fee will also be applied.

You can choose to not allow pets on your property as well.

We have an operations account for each owner with a $1,000 reserve within the account. Payments will be paid for you and deductions will come from your monthly payment.

We conduct biannual inspections (twice per year) on all of our properties.

Any damages done to your property, outside of normal wear and tear will be taken out of the security deposit when the tenant moves out.

Every eviction situation is different. If we are able to handle it at our level we will. We may involve legal counsel as needed. Owners are responsible for all legal fees associated with the eviction process.

We will advertise your property on popular rental websites such as Zillow, Trulia, and Hotpads. If you would like to advertise your property on local forums or social media, such as Facebook and Instagram, you are free to do so. You can provide our business information for prospective tenants to contact us directly.

No matter if we take the photos ourselves or contract a professional company to take the photos, you may use the photos for free.
